Houston homeowners look at Zillow all the time. Sellers, buyers, neighbors, everyone. And while it’s tempting to trust that number, especially when it looks good, Zillow doesn’t actually know your home. Or your neighborhood. Or how buyers in Houston think.
Truth is, most Houston homes are not worth what Zillow says they are. Sometimes less. Sometimes more. But rarely spot on. And this happens a lot in Cypress, Tomball, and Northwest Houston.
Zillow uses an algorithm. It doesn’t drive around Northwest Houston. It doesn’t know which streets back up to traffic, which ones flood, or which sections buyers avoid for reasons you won’t find online.
Two homes can look identical on paper and still sell for totally different prices. Especially here.

Flood risk
“Not in a flood zone” doesn’t always mean what people think it means. Locals understand this. Zillow doesn’t.
