There was even a case where a century-old restriction stopped a builder mid-project. Without a solid policy, the buyer absorbs those financial hits directly.
We spent a big chunk of time talking about real estate wire fraud, which has gotten terrifyingly sophisticated lately. The Smart Title team brought up a real situation where an escrow processor took updated wiring instructions over email without running them by the officer. The seller signed their closing papers thinking everything was fine, but the money was sent to a burner account. Total loss.

In Texas, title insurance fees are strictly regulated by the state, so every agency technically charges the same rate for coverage. You aren’t shopping for the lowest price; you’re paying for the team’s willingness to dig through complicated property records and double-check every detail. If an agency claims they can skip steps or ignore a problem on title to speed things up, run. The law doesn’t vanish just because a file is tricky.
